Are shopping centers a good real estate investment?

There are three types of shopping centers. (1) Convenience: up to 100,000 square feet (2) Neighborhood: 100,000 to 250,000 square feet (3) Regional: over 250,000 square feet. Convenience shopping centers respond to a need and well located ones will continue to exist. Neighborhood shopping centers will decline, but those with exceptional locations will continue to exist. Although regional malls are still relevant today, the changing buying habits of the American consumer will diminish their importance in the future. Simply stated, the largest regional malls are capital intensive Goliaths with minimal to no maneuverability. They exist in an environment of dramatically changing shopping habits that are moving away from the traditional shopping that supported the regional malls.
