Real Estate Values in 2007 and Beyond

NetGain has factored the current economic cycle and the ultimate affect we believe these changes will have on the major classes of real estate. Following are our projections for value trend changes for the year 2007 and beyond. These projections are based on generalities and NetGain recognizes there are exceptions to the rule. The real estate types below do not differentiate between hi-rise, low-rise, suburban, urban, central business district, size, etc. The projected values represent a trend. More specifics would help to define a more precise degree of the trend, but it would not alter the trend.
